structure from WW1 and WW2 left in marine ambient without maintenace - but built in concrete - still afloat - the rebar is without corrosion to a point that you can still read the mill stamp.

So if you want something that stays long enough afloat that you can consider it "floating real estate" standard marine construction in steel is certainly NOT an option. Concrete shell and honeycomb structures on contrary are.

The difference in maintainence free service lifespan is enormous - a steel structure "a few months" a concrete structue "a couple of decades" or even centuries (the experiment is ongoing - the abandoned structures in picture 2 from WW1 have not yet reached the end of their service life - and they don't look as if they would in our lifespan...)

The hull of a ww2 minisubmarine left to the ambient without a maintenance shedule (70 years later) - compare this to the hulls of the powell river breakwater - still afloat - still intact- no maintenance

Because the sea belongs to alkaline, the corrosion protection is very important, especially steel pipe anticorrosion.
